2. Do I need a real estate agent to purchase my new Elliott home?
  The decision to use a Realtor is personal and yours to make, HOWEVER you do not need a real estate agent to purchase your new Elliott Home.  Our experienced Sales Counselors are here to assist you before, during, and after your new home purchase.  Please feel free to contact a Sales Counselor for answers to questions you have regarding your entire home-buying experience.

3. If I have a real estate agent, does he/she have to visit the community with me?
  Yes.  If you choose to use a real estate agent, your agent is required to accompany and register you during your very first visit to an Elliott Homes community.

4. What does the “Paperwork” mean?
  The paperwork consists of the Sales Deposit Receipt as well as various addendums, amendments, and other supporting documents that make up your sales contract.  A sales contract is simply a set of agreements.  You agree to do everything necessary to purchase the home and Elliott Homes promises to build it.  Please feel free to contact your Sales Counselor for additional information on paperwork for your new Elliott Home.

5. What is Earnest Money?
 

Most purchase agreements require a token down payment to show that you are serious about purchasing a home.  The amount of earnest money deposit required varies from community to community.  Please contact your Sales Counselor for information on earnest deposits for your specific community.

6. How much home can I afford?
 

Many homebuyers assume that the monthly payment for their home should be about the same as their current rent payment.  HOWEVER, when you take into consideration the tax savings and other benefits of homeownership, you can actually afford much more.

 As a general rule of thumb, most lenders will look at these three things when evaluating how much you can qualify for in mortgage payment:

  1. Most recommend that your monthly mortgage payment should not exceed 28% of your GROSS monthly income (the amount of your paycheck before taxes and other deductions are taken out).
  2. Lenders also recommend that your monthly debts do not exceed around 36% of your gross monthly income.  The debts would include car payments, credit card minimum payments, student loans, etc.
  3. Lenders look at your credit score.  This number is usually between 350 and 850 and it indicated your creditworthiness.  Most borrowers who have had a fairly good record of making payments on time will have a score high enough to qualify.

If you are not sure about where you stand on these three items, do not worry.  Elliott Homes has relationships with leading lenders who work with homebuyers with all kinds of income and credit situations.  There are many special loan programs available and some require no down payment and assistance with closing costs.  This is a terrific time to qualify for a loan.

7. How do I determine how much taxes will be for my new Elliott Home?
 

Property taxes are based on the assessed valuation of your home.  The tax rates vary from community to community.  Please contact your Sales Counselor for tax information regarding your specific community.

 What documents will I need to apply for a loan?

 

Most lenders will ask for:

  • Completed loan application
  • Social security numbers for all applicants
  • Complete addresses for the past 2 years
  • Copies of previous 2 years tax returns
  • Copies of previous 2 years W-2 forms
  • Last 2 pay stubs
  • Bank statements for past 2 months

 Different loan programs will require different documents, so please feel free to contact one of our preferred lenders for a complete list of documents needed for your particular loan program.

When can I lock in my interest rate?

  Many of our preferred lenders have program that will allow you to lock in your interest rate 180 days prior to close of escrow.  However, Elliott Homes does not require you to lock in your interest rate until 45 days prior to close.  Please confirm you deadline to lock your interest rate with your Loan Officer.

How quickly can I move into an Elliott Home?

 

Typically, you can expect to move into your new home anywhere from 1 month to a year.  How quickly you actually move into your new Elliott Home really depends on what stage of construction your home is in when you purchase.  Some Elliott communities have inventory homes which can be moved into practically as soon as a loan can be completed.  Please feel free to contact your Sales Counselor to answer this question in reference to a specific community.

Is it okay to visit my Elliott Home while it’s under construction?

 

Watching your new Elliott Home being built is so very exciting, however it can be dangerous too.  While we welcome you to visit your home during construction, it’s important that you observe safety measures.  We ask that you not visit the home while subcontractors are actively working and that you stop by the sales office first to get a hard hat.  We want you to enjoy the entire process of building your home; however we want you to be safe.

How much money will I need at closing?

 

Your closing costs depend upon your particular loan program.  Typically, closing costs and escrow items include mortgage insurance, prepaid taxes, escrow fees, title insurance, etc.  Please feel free to contact one of our preferred lenders for specific information on the amount of closing costs for your new Elliott Home.
