The first 3 to 5 years in the “life” of a home is where you will see the largest appreciation of value occur.  This is due in part to the surrounding community, which is often growing and offering many of life’s conveniences close by.   Within the first 5 years, your home still retains that “new” look and its now in an “established” neighborhood, where potential buyers can get a feel of their surroundings.

  2. New homes carry better warranties than what you will find when your purchase a third party home warranty on an existing home.  The new home warranty may cover almost everything within the first two years and up to 10 years on structural issues.

  3. A new home buyer is more informed about their new home and surrounding community because the builder is required to give full disclosure which reduces the risk factor.  When buying a resale home, you can not be certain that the seller has given you full disclosure.
